Okay… this one feels a little awkward to talk about.

My Coffee, a longtime local coffee shop at Lansdowne Centre, has suddenly closed. They were located directly across from Cotti Coffee, which just opened about a month ago.

What makes it feel even more final? The signage has now been completely removed. The storefront is blank. Inside, the space is fully gutted — equipment gone, counters cleared out, nothing left behind. It doesn’t look like a temporary closure. It looks done.

And the timing is hard not to notice.

The Price Difference Is Pretty Big

Cotti opened with aggressive pricing — and people definitely noticed.

Their pricing:

  • Americano: $3.29
  • Cappuccino / Latte: $4.19
  • Specialty drinks: $5.99 max

On top of that, the Cotti app constantly pushes deals. You can spin daily for discounts — we’ve personally won 30% off and even free drinks before.

Now compare that to My Coffee’s menu (photos they posted themselves on Google just two months ago):

  • Americano: $4.60
  • Latte: $5.50

That’s a noticeable gap — especially inside a mall where people are already looking for value.

To be clear, while the competition seemed like the obvious culprit, the owners recently cleared the air on Instagram. In a heartfelt letter to the community, they confirmed that the closure wasn’t a choice: the mall simply did not renew their lease.

But closing roughly a month after a heavily marketed, lower-priced international chain opens directly across from you? It’s hard not to at least wonder.

The Bigger Conversation

This isn’t really about picking sides.

As customers, cheaper drinks are great. $3.29 americanos are hard to argue with. Cotti’s pricing is objectively strong, and it’s not surprising that people are flocking to a new, shiny, more affordable option.

But at the same time, it’s sad to see a longtime local shop quietly disappear.

When big chains move into mall spaces and compete heavily on price, smaller operators often don’t have the same flexibility. Rent is high. Margins are tight. And foot traffic can shift almost overnight.

It’s complicated.
